| Dundee MSP Shona Robison carried out the official opening ceremony at the landmark development at the corner of Victoria Street and Albert Street.
The crumbling, derelict, 19th century property was demolished to make way for a four-storey building, rising to five storeys at the corner.
The tenement had been a blight on the area for decades.
The Servite Housing Association development provides 34 rented amenity flats for older people and seven supported units.
The supported units have been conceived and built in a combined project between Servite, Dundee City Council and Tayside Health Board.
Ms Robison said, “These new flats are clean, green and up-to-date and I’m sure the new tenants will enjoy living in them.
“People want to be able to live independently in the community in their own homes and this excellent quality housing will provide them with that opportunity for many years to come.”
The design also incorporates a combined heat and power system, which serves all the flats.
It is economical in comparison to normal systems, thus reducing energy costs for the tenants, and is far more environmentally friendly, reducing the carbon footprint of the housing.
Bringing the project to the planning stage was a complex affair for Servite and Dundee City Council, which had to deal with multiple ownership of the old tenement block and the commercial properties below.
After buying the property over a three-year period, Servite Housing Association submitted plans to the council in 2004 to demolish the derelict tenement.
The eyesore was razed to the ground in April 2005. Building began six months later.
Alistair Barrie, Servite Housing Association Chairman, said, “Modern housing must incorporate modern methods and, as an association, we are pleased to put in place systems which not only provide up-to-date housing facilities, but also incorporate practical, environmentally-friendly practices.”
The design of the structure itself has also been planned to be energy-efficient by maximising passive solar gain on south-facing elevations, as well as making the most of the stunning views from upper levels.
Servite is also piloting a new caretaker service, based at the development, where two caretakers form a team that provides estate management and cleaning services at this and other Servite developments in Dundee. |
