Uncertain future for Dundee landmark

Attempts are still being made to market a landmark Dundee office building that has lain dormant for more than a year (writes Graham Huband).
The impressive Vision@Seabraes building at Seabraes Yard, off Perth Road, has only briefly been occupied after its developers — P4 Property Holdings — went into receivership in January, 2006.

Software development company Visual Science were the building’s only tenants, but their tenancy was cut short when the company went into administration in February last year.

The £10 million development — on the site of the former sack manufacturing mill — has lain empty ever since.

The building contains 13 separate offices ranging in size from 2000 to 16,000 square feet, all of which are kitted out with the latest telecommunications equipment delivering high speed broadband capability.

The communal areas feature large screen LCD televisions, modern furniture and glass lifts, and there were plans to create a coffee outlet for employees.

The developers had even flown to Italy to choose tiles for the floor of the foyer that reflected the movement of the clouds in the sky above the glass atrium.

Despite all the cash spent, Vision remains empty apart from the on-site security officers that watch over the building.

A spokesperson for receivers Ernst & Young told the Tele today there may be some light on the horizon for Vision.

She said, “The situation at the moment is that Vision is still under our control.

“We are currently talking to an interested party and hope a deal will be concluded in the very near future to purchase the property.”

The property has been jointly marketed for sale by Dundee agents Graham & Sibbald and Ryden. The Tele contacted both agents and the call to Ryden was referred to the receivers.

However, Graham & Sibbald partner Alistair Todd offered a different view of Vision’s future, saying he believed the Bank of Scotland would assume ownership of the building.

He said, “The bank is probably now going to take control from the administrator and will reassess what has been done with the property, which will probably lead us to marketing it for lease in whole or in parts.”

Tay Bridges councillor Fraser Macpherson said he had raised concerns over the future of the building with Dundee City Council.

He said, “I have been assured by the economic development department that Scottish Enterprise Tayside is making every effort and leaving no stone unturned in marketing the building to ensure it is tenanted again in the near future.”

A spokesperson for Scottish Enterprise Tayside said today the Vision building had been included in a masterplan for the wider Seabraes Yard development.

She said, “There is also Seabraes House, which is a similar development at the entrance to the park and is a joint development with Dundee Science Centre.

“The actual business accommodation earmarked for the rest of the park isn’t finished yet.

“That will be developed over the next 10 to 12 years.”
