Student flats plan lodged
A planning application has been lodged to develop purpose-built accommodation for over 507 students in Dundee, writes Graeme Strachan.
The development, on the Torith site at the corner of Hawkhill and Session Street, will create 507 en-suite bedrooms in four and five bedroom apartments, with individual kitchen and living rooms.

The scheme will provide a highly secure and well-managed residential environment for students wishing to study at both city universities and Dundee College.

Work is anticipated to start in July with delivery phased between September 2006 and 2007.

The site is part of a potentially larger urban development, which could eventually see the redevelopment of the land and buildings bounded by Hawkhill to the south, Session Street to the east; Guthrie Street to the north and Horsewater Wynd to the west.

AQH Micklegate, a Yorkshire-based organisation and one of the most experienced and original property developers in the student accommodation industry, have lodged the application.

Trend-setting design tailored to each local market has become the byword of the company with some 3000 beds developed or under way over the last six years in locations such as Bradford, Huddersfield, Liverpool, Sheffield, Manchester and Preston.

No strangers to Dundee, members of the AQH Micklegate team previously developed a number of business units on the Technology Park and at West Gourdie Industrial Estate.

Currently there is a lack of contemporary purpose-built accommodation in the city centre where students can enjoy good quality affordable living, in close proximity to the universities.

With the two universities concentrating on providing accommodation to first-year students, there is strong demand for such accommodation from returning students.

The planning application comes just days after it was confirmed a major private sector development project is set to get under way in Dundee city centre.

The new build development is on the long-vacant site of the former St Roques Garage on the corner of Ward Road and North Lindsay Street, where student accommodation is to be constructed.

Locally based property developer Bruce Linton confirmed yesterday that the project is on course for a start next month.

A total of 140 bed spaces are to be provided at the site, which has been in use as a car park for a number of years, in a development worth some £3 million.
