| Three appliances were sent to the scene at 1.45 am and spent over two hours tackling the blaze in the 50,000 sq ft building.
The ground level at the front of the property, formerly occupied by stationery manufacturers Lindegaard UK Ltd, suffered the worst of the damage, the flames peeling entire sections of plaster from the walls and causing widespread smoke-logging.
Detectives are now asking anyone who may have been in the industrial estate at the time to come forward.
Leading firefighter Brian Wilson said that although the rear warehouse escaped the blaze, the outcome could have been much worse.
“Luckily, the building is concrete,” he said. “If it had been timber, it could have been a very different story.”
Just over a month ago, nearby printers David Winters on Dunsinane Avenue sustained over £1 million worth of damage in a suspected malicious fire.
DI Jim Graham said, “We are keeping an open mind, but there is nothing at this stage to suggest the incidents are connected.”
